After the minimum opening bid of $100,000 the Reserve auction will then be an open bidding format with the property being sold to the highest bidder providing the reserve amount has been met.
The reserve will not apply unless the high bid fails to meet the reserve, at which time the amount will be announced allowing the high bidder the opportunity to match the reserve and end the sale with no further advances. Should the high bidder fail to match the reserve, the floor will then be open to accept other bids.
After all terms are met and the property awarded to a high bidder, the bidder will be required to immediately pay a deposit of 10% to the sellers attorney, with the balance being paid on or before 15 August 2009 at which time transfer of title for the property will be accomplished. If the buyer fails to make full payment as scheduled, they will have forfeited the deposit in full. Seller will be liable for taxes due and the customary transfer cost, likewise the buyer will be liable for their customary transfer cost.
